a finite stock of older houses available, supply now is on a steady curve upwards with new builds
coming to the market in all the principal towns of the county.
With 3-bed semi-d’s in Tralee costing in the region of €260K to €360k, in Killarney costing €400k to
€500k and Castleisland costing €260k to €300k the cost of securing a family home is very much
dependant on location and mobility of the purchaser.
We are experiencing high demand for starter homes both in Castleisland and Tralee given the
affordability over Killarney this is placing even greater pressure on the market in these two towns
when a suitable home comes to the market.
Our advice for purchasers is maintain your AIP keeping it in date all the time, we see so many
customers that let their AIP go out of date and then their dream home comes along and by the time
they are sorted again it is Sale Agreed. The old saying: ‘Time or tides waits for no man’.
Then there are cash customers, our advice for these is have your proof of funds available for
inspection or else get your solicitor to confirm that you have the necessary funds to complete the
transaction.
Completing a marathon is not something you can do without training, purchasing a property is a bit
like that. I would advise First Time Buyer’s to start planning 2years in advance at minimum before
embarking on the home purchase journey and I would advise downsizers don’t leave it too late
before making that big decision.
