Why do you need an Estate Agent? Part 2 of 3

What does a good estate agent bring to the process?

When valuing the asset to be sold or let, an experienced estate agent should be able to give you a
market appraisal of your property from their office, assuming that you can give them a detailed
description of the property and the image on Google maps is relatively up-to-date. But ideally, they
should visit the property and take the appropriate time to assess it and give you their opinion of its
market value. Once agreed with the owner, this market value is used as the basis for marketing the
property and is included in the service agreement as the asking / guide price. The agent should be
able to tell you who the property will appeal to and what improvements you could make to help sell.
Presentation is very important; the purchaser needs to be able to picture themselves living in it.

Currently we are selling a 4-bed detached house that had not been decorated inside or out for 17
years, so we advised the vendor to get it fully repainted and remove all the old furniture. It has
worked a dream; the property looks as good as new and we are getting lots of enquiries. It is always
advisable to listen to your agent; they are working on your behalf to maximise the value of your
property.

An experienced agent will advise the vendor what form of marketing is needed for their property. Is
a specialist photographer required? Are drone photos/videos necessary? Would Matterport 3D
photography make a difference? Cost is a concern for the agent, but if an agent advises or
recommends a certain service, the vendor should take it onboard. Appropriate marketing is so
important; you only get one chance to sell and we need to get it right. One of the simplest and most
effective marketing tools at an agent’s disposal is the ‘For Sale’ or ‘To Let’ sign at the roadside.

The agent will measure up the property and photograph it, and should now also make social media
posts and videos to announce to potential buyers that the property is shortly coming to the market.
These ‘teasers’ really raise the visibility of a sale as the agent will most likely get bookings for
viewings before it goes on any property website. We regularly have viewings booked via our social
media posts.

If the property is occupied, the agent will have agreed with the vendor/landlord when viewings can
be arranged. Ideally the property will always be vacant when viewings are in progress but this is not
always possible, so the agent has to be mindful of this in the sales process.

A good estate agent is worth their weight in gold. How do you know they are good? Don’t take their
word for it, look at their Google reviews, check their website for useful sellers’ and buyers’
information. Do they use social media to advertise your property? All the top agents now use the full
